How to maximise your asset.
(1) Choose the right agent to represent you.
A competent letting agent will find you a tenant, take care of all the paperwork, and offer a complete range of services tailored to you.
Our aim is to listen to your requirements and offer you the services that are right for your individual needs.
We will be completely transparent when explaining our services and fees. There are no hidden extras and you will be made aware of all charges you can expect to pay.
We will always give you open honest advice when valuing your property, based on years of experience renting properties in the area. Marketing your property for the correct price is essential.

Always do the sums:
Before deciding to rent out your home you will need to make sure the plan works financially. Firstly, you need to know how much you can rent your home for and how this compares to your other costs and mortgage payments.
Get to know the local market and see what similar properties are asking in the area. Having done this, invite us round to assess your property to give you an estimate of the rent you could expect to receive.
Many people rent out their property and do not tell their lender. You should not do this. Technically your lender must be told if you want to let out your property. The best way to do this is to request permission to let if you are only looking to do it for a relatively short period.
If of course you are entering into a long term buy to let investment you should convert your mortgage onto a buy-to-let deal which suits you. Shop around and speak to a good independent mortgage broker who has access to the whole market who will find you the best deal for your circumstances.
Either way you must have the necessary permissions from your lender in order to let your property out.
You will need different buildings insurance as a landlord than as an owner occupier and potentially contents insurance. It is essential to at least have your building covered and it is usually a mortgage requirement. There are plenty of options out there for you to choose from but once again we advise you to speak to an independent insurance broker to find you the best deal.
(3) Presenting your property
You want to attract good tenants and you will also want to achieve a fair market price for your home. To do so you want to be offering a property in good decorative order with all the obvious maintenance issues dealt with. Fix that leaking tap, replace the light fitting that doesn’t work, replace that stiff lock etc. The last thing you want is to be continuously harassed by tenants asking for things to be repaired which could have been avoided with some basic maintenance being carried out initially. When we come round for the valuation we will be able to advise you on these things to help you prepare for going on the market.
Try to look at your home through the eyes of a prospective tenant. There is a lot of competition out there and landlords are going the extra mile to make their properties stand out. This does not need to be excessive but a well presented, un-cluttered property is going to attract more interest.
Be practical about things and take into consideration that we are able to advise you on furniture, decoration, fixtures and fittings as well as the optional extra’s so many tenants may ask for but are not necessarily essential.
This is where you take a step back and let us do all the work. We will discuss and agree with you an informed plan of action when it comes to marketing your home. We aim to make this a painless, smooth experience without the hassle of doing it yourself.
We will conduct viewings with applicants who have been thoroughly qualified and suitably matched to your property. We will listen to your requirements and will take your wishes on board when it comes to matching applicants to your property.
You can expect top quality presentation of your property with professional quality photography and clear descriptions. There is no need to flower things up here. Applicants won’t be fooled by fluffy long winded descriptions that are pretentious and embellished.
Viewings will be well organised and work around your life style. If you have a family or work shifts we can work around that. Clear communication is key and if you fancy that lie in on Saturday morning or you have something happening at home, tell us.
Likewise when you have a tenanted property, we will always respect their wishes and will as much as is reasonably possible arrange viewings around them.
We will always give you honest, straight forward feedback following viewings. The market is constantly changing and we will assess what is going on out there to be able to pre-empt the ups and downs keeping you ahead of the game. If something needs to change we will discuss it with you and together we will make decisions that are in your best interests.

So what can you expect?

This is your home and you should be comfortable with the tenants you decide to go with.
Information you can expect from us in order to make your decision includes but is not limited to:
Rental amount offered
Move in Dates
Length of tenancy
Full details of the prospective tenants including, employment status or alternative income details, salary details, smokers or non-smokers, pets if any, rental history and other relevant information which may affect your decision.
Their requirements and special requests, for example: furniture requests, any works requested to be carried out and if there are any individual requirements.
You will always be offered the opportunity to meet any potential tenants prior to making your final decision. We actively encourage you to meet your prospective tenants. Nothing gives a landlord and a prospective tenant more peace of mind moving forward than meeting up with each other and getting know one another.
If you are happy and comfortable with everything you give us your go ahead to proceed subject to contracts and references being taken up.
(6) Paper Work
Now that you have an agreement in principle there is some paper work which will need to be completed. Leave this to us. Our letting team will ensure that all the legal documents are prepared and executed in time for the tenancy to start.
Part of this process is the all importance referencing of the tenants. This should always be carried out a by third party independent reference and credit checking agency. They will take up thorough back ground checks including landlord history, employment checks and credit checks.
The tenancy agreement will be drawn up along with any supporting legal documents such as guarantor agreements and the prescribed information required when securing the tenants deposit. We will send out the agreements for all parties to sign through a digital signing facility which both speeds up the process and reduces our impact on the environment.
As well as the tenancy agreements there are also a number of other documents you will need such as a gas safety certificate and energy performance certificate in order to proceed with the tenancy. It goes without saying that we will ensure you have everything in place prior to the tenancy starting.
(7) Moving day
One of the last things that will need to be done before your tenants move in is the clean! We are able to recommend a reputable local cleaning company who will carry out a full professional clean including the carpets and soft furnishings. This is important as you cannot expect a tenant to carry out a full professional clean at the end of the tenancy if it was not done for them at the start.
The contents and condition of the property will be recorded in the inventory report which is an essential document you should have prepared at the start of the tenancy. It is very important that this document is impartial so therefore we strongly advise that you have an independent third party specialist carry this out on your behalf. The same company will go back at the end of the tenancy to conduct the check out. This will flag up any losses or damages. Again we are able to recommend a reliable company to do this for you as well as arranging it on your behalf to go ahead on the day your tenants move in.
(8) And relax
Congratulations! You are now a landlord secure in knowledge that all bases have been covered and you have a secure tenancy in place.
