This is a fantastic property - perfectly laid out and feels instantly liveable, the moment you walk through the door. One of the key selling points to this period conversion are the overall dimensions. The property has over 800 square foot of internal living space and a stunning separate reception room with wooden flooring, a bay window and exposed brickwork. The master bedroom is larger than average and the second bedroom is a comfortable double which would be ideal for renting out, a guest room or home study. The property is packed full of character and the bathroom is beautifully finished with a roll top bath and a shower. Last but not least you have a contemporary kitchen with all you need in terms of mod cons and ample built-in storage. There is also underfloor heating throughout with separate thermostats in each room. The property has access to a private front garden and a well maintained shared garden which is a fantastic size, backing onto Brockwell Park and perfect for the warmer months. Set back quietly from Dulwich Road, which is a Victorian terraced street, pleasing on the eye and located between Brixton (10 minute walk) and Herne Hill (6 minute walk), with Brockwell Park, Herne Hill’s pubs and restaurants and Brixton Village all on your doorstep, there is something to cater for all potential purchasers. The property will appeal to purchasers contemplating moving to both Brixton and Herne Hill. In short, a lovely flat in a grand building on a popular road in a sought after area, only a stone's throw from Herne Hill town centre but far enough away to retain a sleepy, neighbourhood feel. Off street parking.

Herne Hill is one of those areas that belong to those in the know. Brockwell Park alone could generate enough demand on its own, but there is more to the area than one of the most staggeringly beautiful (and user friendly) parks in London. With a large variety of homes ranging from the massive turn-of-the-century houses of the southern quadrant neighbouring Dulwich Village to typical Victorian terraces to the North of more working class origins.
